Build a clear listing description around verifiable property facts, useful context, and photos that show buyers what the home actually offers.

Collect the facts before writing

Begin with a simple property fact sheet. Include the information a buyer expects to confirm: bedrooms, bathrooms, approximate square footage, lot information, parking, key rooms, major improvements, and practical features such as storage or accessibility.

Use records you can support. If a measurement, date, permit, school statement, or feature needs verification, confirm it before presenting it as fact.

  • Describe features without exaggeration or unsupported superlatives.
  • Use the same core facts across the listing, property sheet, and photo captions.
  • Separate seller opinion from verifiable home details.

Organize the description around how the home is used

A useful description helps a reader understand the home in a natural sequence. Start with the property type and strongest verifiable features, then explain the main living spaces, outdoor areas, storage, parking, or updates that matter to daily use.

Keep paragraphs short and connect statements to photos where possible. A specific description is more helpful than a long list of vague phrases.

Review for accuracy, clarity, and fair presentation

Before publishing, read the description beside your photos and property records. Remove claims that cannot be supported, correct details that may be outdated, and make sure the photos show material features you mention.
