FSBO Open House Preparation Checklist
FSBOHub Seller Resource · 4 min read
Prepare the property, protect personal information, and create a simple process for helpful visitor feedback and follow-up organization.
Prepare the property for an honest first impression
Complete the same basic preparation you would use for a showing: declutter, clean high-traffic areas, brighten rooms, and make sure the home can be viewed comfortably. Avoid staging choices that hide material features or condition issues.
Create a simple factual feature sheet that matches your listing details. It can help visitors remember practical information without relying on memory after they leave.
- Remove prescription medication, financial papers, spare keys, and valuables.
- Turn on practical lighting and open window coverings where appropriate.
- Have factual property information and professional contact details available.
Use a visitor-safety plan
Decide in advance how guests will enter, move through the property, and ask questions. Consider having another adult present, keeping personal areas secured, and using a straightforward sign-in process that respects visitor privacy.
If you are uncomfortable with an open house or private showing, use a qualified professional or choose a different approach. Safety should take priority over convenience.
Capture feedback without rushing to conclusions
After the event, record recurring questions and observations. Patterns may help you revisit the clarity of the listing, the property’s presentation, or the kind of professional support you need.
Use feedback as information rather than a reason to make immediate legal, contractual, pricing, or negotiation decisions. Consult appropriate professionals for transaction-specific guidance.
