Create a supportable starting price by comparing relevant homes, documenting your property’s condition, and knowing when to seek an independent valuation.

Start with comparable homes, not a single estimate

An asking price is easier to explain when it begins with recent, similar homes in the same general market. Look for homes with comparable size, location, condition, layout, and features rather than relying on one automated value alone.

Public listing sites can be useful reference points, but they may not capture renovation quality, lot differences, deferred maintenance, or current buyer expectations. Keep notes on why each comparison is or is not relevant to your home.
